1. Acceptance of Terms

By engaging Thaiparambil Builders for construction services or using this website, you agree to be bound by these Terms and Conditions. Please read them carefully before proceeding.

2. Services

Thaiparambil Builders provides residential construction, commercial building, villa construction, renovation, structural works, and project management services. The scope of each project is defined in a separate written agreement or quotation document issued to the client.

3. Quotations and Pricing

All quotations are valid for 30 days from the date of issue. Quotations are subject to site verification and soil investigation findings, and may be revised following a detailed site survey. Prices are inclusive of applicable taxes unless otherwise stated. Advance payments are non-refundable once construction work has commenced.

4. Project Timeline

Timelines provided at project inception are estimates based on scope, site conditions, material availability, and weather at the time of planning. Thaiparambil Builders will communicate any changes to the timeline promptly. Delays caused by extreme weather conditions, permit delays beyond our control, client decision changes, or site access restrictions are not the sole responsibility of Thaiparambil Builders.

5. Client Responsibilities

Clients are responsible for providing clear site access, timely approval of design proposals and material selections, ensuring legal ownership of the plot, and payment as per the agreed milestone schedule. Delays in client approvals or payments may affect the project timeline.

6. Warranty

Thaiparambil Builders provides a 12-month workmanship warranty on all construction work from handover. Structural elements carry a 5-year structural warranty. Waterproofing systems carry the product manufacturer's warranty. This warranty covers defects in construction quality and does not cover damage from natural disasters, misuse, or client-directed modifications after handover.

7. Intellectual Property

All design drawings, structural calculations, and project documentation produced by Thaiparambil Builders or engaged consultants remain the intellectual property of the respective authors until full payment has been received. Upon final payment, the client receives originals of all project documents for the specific project.

8. Limitation of Liability

Thaiparambil Builders' liability in connection with any project shall not exceed the total fees paid for that project. Thaiparambil Builders is not liable for indirect, consequential, or special damages of any kind.

9. Governing Law

These Terms are governed by the laws of India. Any disputes shall be subject to the jurisdiction of the courts in Kottayam, Kerala.

10. Changes to Terms

Thaiparambil Builders reserves the right to update these Terms at any time. Continued use of our services after any change constitutes acceptance of the revised Terms.
