The vast majority of residential and commercial buildings in Kerala are constructed with reinforced cement concrete (RCC) frames — a combination of cement, fine aggregate, coarse aggregate, water, and steel reinforcement bars that, when correctly proportioned and placed, creates one of the most durable structural systems available.
RCC construction has several key advantages for Kerala conditions. It is inherently fire-resistant, performs well in seismic zone III (the zone applicable to most of Kerala), has low maintenance requirements, and the construction supply chain — cement, steel, aggregate, and skilled labour — is well established across the state. Most importantly, RCC is a wet trade: it integrates naturally with the water management requirements of Kerala's climate.
Structural steel construction is rarely used for residential buildings in Kerala but is sometimes the right choice for commercial structures, large spans, or where speed of construction is the primary constraint. A pre-engineered steel building can be erected in weeks rather than months, making it attractive for industrial sheds, warehouses, and certain commercial applications. For a 500 sq.ft. mezzanine or large-span roof, steel is often simpler and more economical than RCC.
A hybrid approach — RCC frames for the main structure with steel purlins and a metal sheet roof for extensions or ancillary structures — is common in Kerala and represents a pragmatic use of both materials. The key to any structural decision is getting a qualified structural engineer involved at the design stage, not after the concrete is poured.
