The brief was specific: a comfortable 3BHK within ₹45 lakhs construction cost, including all finishing works. We began with a structural optimisation exercise, selecting a load-bearing brick construction rather than a framed structure — a legitimate and durable choice for a single-storey home of this size in Kerala.
The roof uses a sloped design with Mangalore clay tiles on a timber frame — a cost-effective and thermally superior alternative to a flat concrete roof for a single-storey structure. The slope is oriented to drain towards the compound wall, and the overhanging eaves on all sides protect the external walls from monsoon weathering.
Material selections prioritised durability and value over brand. Ceramic tiles throughout the interiors, a KCC (Kerala Ceramics Corporation) toilet suite, concealed wiring with ISI-marked switches and sockets, and a CPVC plumbing system were specified — all performing products without the premium brand mark-up.
