A G+1 premium villa in Kottayam — an ambitious project that brought together the best of structural engineering, intelligent home systems, and landscape design on a 40-cent plot.
The owner is an engineer by training and came to the project with precise performance requirements for every system in the house. Structural design was developed using ETABS software with a detailed seismic analysis for Zone III. All columns and beams were designed with a 10% overstrength factor for additional safety margin.
The basement houses a home theatre with 12-person seating on a raked floor and acoustic wall panels, a private gym with a rubber floor and mirrored walls, and a utility block with laundry and storage. The basement walls are fully tanked using a combination of polymer-modified waterproofing and a sodium bentonite sheet system on the external face.
A 15kWp rooftop solar power system feeds the home's base load, with a battery backup for essential circuits during grid outages. An underground sump of 30,000 litres provides water storage sufficient for a 15-day supply at peak usage. The garden features a mix of mature trees, a turf lawn, and an illuminated pathway system.
