Two semi-detached villas in Thiruvananthapuram for two brothers — designed to share a common structural party wall while giving each family a completely independent home with its own character.
The challenge of twin villa design is to create genuine privacy and distinction for each home while sharing foundations, a party wall, and a common compound wall. We achieved this through careful plan separation: each villa has its own entrance facing opposite sides of the plot, with no shared visual corridors between living spaces.
The structural design uses a party wall of 230mm solid brick with a 50mm air gap before the adjacent partition — providing both acoustic separation and thermal buffering. A common foundation raft was designed for the shared central zone to ensure uniform settlement between the two structures.
Each villa has a rooftop terrace accessible by a private staircase, offering views over the surrounding area. The terraces are finished with clay tile paving, a glass railing system, and a waterproofing system with a 15-year warranty. Individual solar water heater installations are integrated into the terrace parapets.
