A purpose-built G+2 office building in Ernakulam for a financial services firm — built to a tight timeline with a structurally efficient frame and a premium glass-and-aluminium facade.
The client needed to relocate their growing team of 60 staff and required a purpose-built building that projected the right image for a financial services business. The design brief specified a full glass facade on the street-facing elevation, a single large floor plate per floor for open-plan workspace, and completion within 12 months.
An RCC column-and-beam frame with flat slab construction was selected to eliminate downstand beams, maximising ceiling height on each floor. The structural frame was completed in 7 months, allowing the facade contractor to begin work on the aluminium curtain wall system while floor finishing was underway — a parallel programme that saved 6 weeks on the overall programme.
The curtain wall uses a unitised aluminium system with 8mm toughened outer glass and a 6mm inner pane with a 12mm argon-filled gap — providing a U-value of 1.4 W/m²K. A dedicated server room on the second floor has a raised floor system and precision air-conditioning. The rooftop terrace seats 20 and serves as a client entertainment area.
