First homes are emotional as well as practical. This young couple came to us with a modest plot, a clear budget, and a wish list that was longer than the budget could accommodate. Our job was to help them prioritise — to identify the elements that are difficult or expensive to change later versus those that can be upgraded over time.
We recommended investing the available budget in the structure, the waterproofing, and the electrical system — the three elements that are expensive to retrofit. The roof tile selection, the flooring grade, and the bathroom fittings were all specified at a reliable mid-range level, with clear guidance on what the client could upgrade later without structural disruption.
The result is a charming single-storey home with a traditional sloped Mangalore tile roof, a covered verandah facing the garden, a compound wall with wrought-iron gates, and a full set of Kerala Public Works Department-compliant services. Completed in 7 months and handed over snag-free.
