A complete structural renovation of a 30-year-old house in Alappuzha — transforming an ageing structure into a fully modern home while preserving the original footprint and plot boundaries.
The existing house had significant issues: a leaking flat roof with concrete cover failure, deteriorated plaster on all external walls, outdated wiring on the old British Standard system, and galvanised iron water pipes that were corroded throughout. Our assessment recommended a full structural overhaul rather than piecemeal repairs.
The roof slab was broken out and rebuilt in M25 grade concrete with a waterproofed design mix. Steel reinforcement was upgraded to Fe500 TMT and all cover blocks were replaced with plastic spacers to ensure the specified 25mm concrete cover. A new STP membrane waterproofing system was applied with a 10-year product warranty.
The internal floors were broken out and laid with 800×800 vitrified tiles on a fresh bed. All external walls were hacked, replastered with river sand mortar, and finished with two coats of exterior emulsion. The electrical system was fully rewired to current IS standards, and CPVC piping replaced all the original galvanised plumbing.
