A G+3 commercial complex in Ernakulam designed for mixed retail and office use — built to modern structural standards with full compliance on fire safety, lift provision, and accessibility norms.
The project involved the construction of a G+3 reinforced concrete framed structure on a compact 10-cent plot in a prime commercial locality. The ground floor is designed for retail with a clear height of 4.5 metres, while the upper three floors are configured for office occupancy with a modular grid that allows flexible partitioning.
A hydraulic passenger lift was installed with a machine-room-less system to save floor space. The staircase is designed to Kerala Fire Service standards with 1.2-metre clear width, fire doors at each landing, and pressurisation ducting. The basement accommodates 12 car parking bays with a mechanical ventilation system.
The facade uses structural glazing on the upper floors with a ventilated ACP cladding system and LED illuminated signage zones at the ground-floor retail frontage. All structural concrete uses a self-compacting mix for the columns and a waterproofed design-mix for the basement retaining walls.
