The client had a clear design direction: a flat roof, clean horizontal lines, and a natural stone elevation. We developed an RCC framed structure with a 150mm flat roof slab waterproofed with a composite polymer system. The parapet walls are capped with pre-cast concrete copings to prevent water ingress at the most vulnerable junction.

The external elevation uses split-face granite on the ground-floor plinth and a machine-cut sandstone cladding on the main walls — both materials selected from a local quarry to ensure consistent colour and grain. The aluminium windows are thermally broken sections in a dark bronze finish, complementing the warm stone tones.

Internally, a polished Kota stone flooring in the common areas transitions to vitrified tiles in the bedrooms. The bathrooms feature full-height rectified tile walls and overhead showers with temperature-mixing valves — a significant upgrade from the standard shower rose that dramatically improves the daily experience.
